Use:  There are 261 farmable acres. The farm includes 115 acres of FSA Rice Base. The breakdown is as follows:

Certified Organic Rice:   82 Acres

Irrigated Pasture:             79 Acres

Wetland Easement:         100 Acres

The current owners farm the rice on the subject property. They both have other obligations and therefore have most of the farming operations hired out. Organic fields are idled every 4 years to help minimize weed infestation. This is the 4th year. The new owner should have a fantastic 2018 rice crop.

Soils:  The entire farm is comprised of Class II-IV Soils. Soils are ideal for rice farming & irrigated pasture.

Water:  The property is irrigated with two deep water wells. Size & Output are as follows:

One of the owners has kept hunting records. The records do not reflect every bird taken from the ranch from their time of ownership. However it is a good indication of how well the club shoots. Over the past 4 years the club has a recorded 3.7/Gun Average.

Organic Rice:  The current owners have most of the rice farming operations custom hired. They do have a coveted Lundberg Organic Rice Contract. Lundberg Rice is one of the most widely respected rice brands in the world. Due to their unique position in the market place they typically pay their growers more than other marketing companies.

The farm includes 115 acres of FSA Rice Base and has room to expand the portion of the farm dedicated to rice farming.

Irrigated Pasture:  A local rancher runs his cattle on the irrigated pasture in the summer/fall months. He is     responsible for all costs excluding water. The landowners pay all water costs due to the fact that they are growing rice and irrigating the wetland using the same water supply.
