Location:  From Highway 99:  Go west on Cana Highway for 3.0 miles.  Go North along the west side of the railroad tracks.  Go west immediately after the 1st block of almonds.  The subject property is 1/4 mile west of the railroad tracks on the north side of the road.  Please do not show the subject property without the listing agent being present.

The almond orchard was planted in 2004 with the following varieties:

50% Nonpareil, 25% Winters, 25% Carmel on Lovell rootstock

Solar:  The seller installed a solar system in 2016 to reduce the cost to irrigate.  Although the seller does not have a full year of records to determine the exact irrigation expenses, it should be an inexpensive orchard to irrigate for many years to come.

Leases:  The property is free and clear of any leases.  The property has been custom farmed by a local grower.
